Your regular home insurance does not cover damage during your long-term rental. Our rental insurance covers damage and theft up to 1 million SEK when you sublet your home, so you don't have to worry about wine stains on the sofa and scratches on the floor.
When you rent out your home with Blocket Bostad and Qasa, you are automatically connected to the rental insurance via Omocom. The insurance is included free when you sign your rental agreement through our platform.

COMMON QUESTIONS AND ANSWERS
What does the Rental Insurance cover? Is my standard home insurance not enough?
Regular home insurances does not normally cover damage that occurs during a rental. A home insurance applies if someone unauthorized enters the home, but when you yourself choose to let someone into your home or vacation home, the home insurance does not apply if the guest steals or destroys something. That is why we have developed a rental insurance so that you can feel safe and receive compensation if the tenant scratches the floor or spills red wine on the couch for example.
Can I skip having a home insurance now?
No, this insurance is a supplement to your regular home insurance and can cover damages linked to the rental that traditional home insurance does not cover. You still need standard home insurance with a minimum coverage of fire, water and burglary to cover other types of damage.
What is included in the insurance?
The insurance applies to you as a landlord, who can be either a private person or a corporation. The insurance applies to abnormal wear, damage or loss of property when subletting where the value of the property is reduced or has been lost - examples of what can be compensated are damage to for example furniture, furnishings, floors and walls. More examples of damage that can be compensated by the insurance can be found further down in the this article.
What is not included in the insurance?
Damages that occur as a result of normal wear and tear and that does not affect the function of the property are not compensated. Nor damage that is not related to the specific rental, or damage caused by long-term effects such as rot. What is Omocom?
Omocom is an insurance intermediary that distributes tailor-made insurances - A traditional insurance company, W. R. Berkley Insurance AG, stands behind it and takes the risk. Omocom has a circular mindset, which means that they want to promote the use of existing gadgets and accommodations by tailoring insurances for this. Everything so that more people feel comfortable renting out!
Omocom has their own claims settlement team that receives and handles claims effectively and does their best to explain in a way that everyone can understand. If you have an insurance question or need to report damages, Omocom is the one you contact. Omocom uses Trustly as a payment partner, which means that you receive compensation paid quickly.
There has been an accident, what do I do now?
Damage or theft is reported via Omocom's damage report form as soon as possible after the damage is discovered. In the case of theft, a police report must also be made.
Compensation can take place through repair, re-acquisition (compensation in the form of purchase of equivalent property) or in money.
YOU CAN GET COMPENSATED FOR
Comprehensive insurance for chattels and fixed furnishings
For example, if the tenant drops something on the kitchen counter or spills red wine in the sofa. If the tenant were to lose the keys to the home, the cost of this and the replacement of the lock will be compensated.
Chattles means things that can be found in the home that are not permanent furnishings, such as furniture, household appliances and electronics.
Willful damage
Caused by the tenant, their family members or guests.
Abnormal wear and tear
The examples below are considered abnormal wear and will be compensated.
- Marks on the floor or walls caused by a child that has drawn
- Strong smell of smoke in the home that requires decontamination
- Wallpapering or painting without permission
- Damage to the floor because the tenant did not put protection on furniture
- Broken window pane in the home
- Broken toilet
Loss of rent
Compensation for up to 6 months' rent if the home becomes completely or partially unusable due to a compensable damage.
Deductible elimination
You can be compensated with the price difference if your regular insurance covers the damage, but has a higher deductible than this insurance, which has a deductible of 1,000 SEK paid by the tenant.
Sum insured – Maximum compensation
The insurance's maximum compensation amount is 1,000,000 SEK per damage event.
YOU CANNOT GET COMPENSATION FOR
- Damages that can be compensated by your regular home insurance.
- Damage caused by normal wear and tear. Below are examples of what counts as normal wear and tear.
- Damage caused by house ticks and other insects or rodents.
- Damage caused by long-term exposure. For example from rot, fungus, rust or corrosion.
*All-risk means a sudden and unforeseen event.
Normal wear and tear
What is considered normal wear and tear can be tricky and is assessed on a case-by-case basis, but we have collected a couple of examples so that you as a landlord will have a good idea of what to expect. If you are unsure, feel free to contact Omocom's claims adjuster and ask if specific damages are covered by the insurance, and we will be happy to help!
The examples below are considered normal wear and tear and are not replaced:
- Holes in walls caused by hanging paintings or posters for example
- Small scratches in the floor or parquet from furniture
- Minor grease stains in the kitchen
- Smell of smoke after smoking tobacco, which can be removed by airing
- Minor scratches and/or small cracks in sinks and bathtubs
- Marks on wallpaper after moving furniture
