1. A draft of the rental contract is created directly from your ad
As soon as a landlord approves an application, a chat opens and a draft of a rental agreement is created. The rental agreement is automatically filled in with information from your residential ad. The lease is always visible to both the person seeking housing and the person who is to rent out his home. The contract is to the right in the chat (on computer) and on the mobile there is under the tab "Rental agreement".
2. Easy to change specific parts of the lease contract
The landlord can easily change the contract while chatting and discussing with the applicant. Changing is done by clicking on different options, so you do not have to write the legal text yourself. The changes are directly visible to the tenant. For example, one might agree that the home should be rented out furnished, even though it has been advertised unfurnished, then it is only for the landlord to click in "furnished" instead of "unfurnished".

We then guarantee that you will receive the rent for up to a total of 6 months if the tenant should stop paying the rent. The guarantee applies to all tenants, regardless of who you sign an agreement with. We take the risk with unpaid rents and compensate you in the event of non-payment. It costs 2.5% of the rent per month and the fee is deducted directly from the rent before it is paid to you. You can read more about our rent guarantee here.
By taking out a Rental Insurance, you are protected against damage that occurs during the rental, such as red wine stains on the sofa, marks on the kitchen counter and scratches on the floor. It covers damages up to 1 million SEK. If you need to use the insurance in the event of a damage, the tenant is responsible for the deductible of 1,000 SEK. The rental insurance costs 2% of the rent per month and the fee is deducted directly from the rent before it is paid to you. You can read more about our rental insurance here
3. Sign agreements smoothly and safely
Signing a rental contract with us is easy. When both parties are satisfied with the content of the lease, you sign digitally through BankID. It is always the landlord who signs the lease agreement first. After the landlord has signed the lease, it is sent to the tenant for signing. The lease is then sent to you both and stored at us. You will both find the lease draft in your conversation.
