If you have signed a lease with a tenant, you obviously do not want to miss anything that is expected of you before moving. Here is a checklist of what in most cases is your responsibility, or at least in your interest to fix before the sublet begins and the tenant moves in.
1. Create an inventory list
It is important to make sure that you and the tenant agree on how the home looked like and what was in it on the day the tenant moved in. If this is not documented and witnessed by both parties, an unnecessary dispute is at risk when it's time for move out. The burden of proof lies with the landlord in case of a dispute or claim. 2. Keep your things you are afraid of
Even if you sublet your home furnished, you may feel that you need to store some properties that you care more about, or that the tenant may wish you to remove. If you do not have space in the basement or in the attic, it may be a good idea to store it somewhere else. There are plenty of different options on the market when it comes to storage.

3. Plan and carry out final cleaning
Keep in mind that cleaning when moving is something that set the expectations of the sublet as well as how the tenant should expect to return the apartment. Therefore, make sure it is done properly and professionally. If you or the tenant would do it yourself, even if it's not recommended, make sure it's done properly so it is considered a valid moving cleaning. 4. Write a "good-to-know" list for your tenant
If you wanna welcome your tenant with something extra, it is extremely appreciated to receive a list of useful information as a tenant. It could involve things about your home, surrounding area, or about your neighbors. Things that it could include:
- Where do you find the fusebox?
- Informal rules in the laundry room?
- Any neighbor who usually complains if you are loud?
- Nearest / Best Food Store?
- Any handy neighbor who you can contact if something happens?
- Contact details of a housing association member / landlord if an accident occurred?
5. Write a key exchange receipt
In order to avoid any uncertainties about which keys have been issued or what the tenant's obligations are if you loose a key, it is important that you write a key receipt at the time of entry.
