How does Blocket Bostad work for me, who already have a listing?
Those who have a listing published a listing before the 15th of March will keep their listing. You can continue to use Blocket Bostad to get in contact with tenants just like before.
The service Safe Rental (Hyrespaketet) will disappear. We will instead launch a new service, which means it will be free for all landlords to create and sign a rental agreement through our platform and get help with all administration of the deposit and rental payments. If you are interested, you are welcome to use this service instead of handling it all by yourself.
It will look a little bit different in your listing after the 15th of March as we will also show the homeseeker what it would cost them to sign the lease through Blocket Bostad. It is, however, up to you if you wish to use the service or not.
How does Blocket Bostad work for me, who already have a listing with Safe Rental?
If you already have an active listing with Safe Rental on the 15th of March, you will keep your listing and be able to sign the rental agreement through Blocket Bostad just like before, but Safe Rental will not be available. Instead, it will be free for you to get our assistance during your entire rental period, from creating a lease until the tenant moves out. The tenant will be paying the fee for our basic service.
You as a landlord will also have access to two new services: The Rental Guarantee and The Rental Insurance. Since you have chosen Safe Rental before, we will add both these new services to your listing for only 4.5% of the rent per month, instead of the Safe Rental fee of 6.99%. In practice, the changes will mean you get more while you pay less!

Why do you make these changes?
80% av all homeseekers experience the sublets market as unsafe, which is something we want to change! We want to contribute to increased security for both parties and create a better and safer market.
Our goal is that you, as a landlord, will feel safe to sublet your home. We hope to achieve that through our services, where we simplify the process with a digital rental agreement while we handle the deposit, rental payments, and reminders in case a payment is late. Besides the help with the lease and managing of the deposit and payments, you will have access to two new services: The Rent Guarantee (up to six months) and The Rental Insurance. The insurance has been developed specifically för sublets and covers damages and wear and tears that a standard home insurance does not cover.
I am interested! What do I do?
All you need to do is to sign a digital rental agreement through Blocket Bostad. You create the draft in the chat with the tenant you have chosen. When you are satisfied with your lease, you sign it with BankID, and thereafter the tenant signs it. When the rental agreement is signed, you can relax, and we will handle everything concerning the deposit, rental payments, and late reminders.
What is included in the new offer?
First and foremost, you will always be able to create and sign your rental agreement via us. We handle all administrative work with the rental payments (invoicing and reminders), and the deposit is kept safe during the entire rental period on a separate account. If you choose to use the service, a service fee will be added for the tenant; they will see the total cost with the fee included in the listing.
I am not interested in the new service, what should I do?
You do not need to do anything! Find your tenant and handle the entire rental by yourself. For those who just wish to use Blocket Bostad as a marketplace, everything works like it used to.
What happens with Safe Rental?
Safe rental will not be available anymore; instead, all landlords will have free access to our basic service: a safe lease, deposit handling, administration of payments, and support during the entire rental period. The only thing you need to do to take part of the service is to create and sign the rental agreement through Blocket Bostad. It does not cost you as a landlord anything. The tenant pays the basic fee for our services.
There will be two additional services you can choose to use for those who seek extra security: The Rental Guarantee and The Rental Insurance. They are voluntary to use and cost 4.5% of the monthly rent together.
What does it cost me?
If you just sign the lease through Blocket Bostad and let us handle the deposit and the rental payments, there are no costs for you as a landlord. If you decide to handle the entire rental by yourself, without using our lease and help with deposit and payments, that is, of course, also possible. In that case, you do not need to do anything except removing your listing when you have found a tenant.
Suppose you sign your rental agreement through Blocket Bostad. In that case, you can choose to add The Rental Guarantee, which guarantees your rental payments up to six months if the tenant would stop paying, and The Rental Insurance, which protects your belongings for damages up to 1 million SEK. These extras cost 2.5% and 2% of the monthly rent each that is 4.5% of the monthly rent for both. A listing always costs 199 SEK, regardless if you use our service or not.
How does The Rental Guarantee work as an extra service?
We guarantee that you receive the rent for up to six months even if the tenant would stop paying the rent. The guarantee applies regardless of who you sign the lease with. We take the risk and compensate you in case of unpaid rent. That means you can sleep extra well with The Rental Guarantee.
The Rental Guarantee is an extra service that you can choose when you create your listing, in the chat or when you create the lease. It costs 2.5% of the monthly rent, and the fee is directly deducted from the rent before it is paid out to you.
The guarantee only applies while the rental agreement is ongoing, not if the tenant terminates the lease according to applicable terms.
Is it true that I can now use The Rental Guarantee with international tenants?
Yes, that is correct! From the 15th of March, you will be able to use the service with all tenants. If the tenant does not have a Swedish personal number or if we, for another reason, can not make a credit check, we will still be able to offer you the guarantee; we take the risk. The difference is that tenants on whom we can not make a credit check has two pay two months’ rent of deposit. The Rental Guarantee costs 2.5% of the monthly rent, and the fee is directly deducted from the rent before it is paid out to you.
How does The Rental Insurance work? What does it cover?
Many landlords do not know their inventories, furnishings, and fixtures are neither covered by their own or their tenant’s home insurance. Using The Rental Insurance, you are protected against damages that occur during the rental period, such as red wine stains on the sofa, ugly marks on the kitchen top, or scratches on the floor. It covers damages up to 1 million SEK. If you need to use the insurance because of damage, the tenant pays the deductible of 1 000 SEK. The Rental Insurance costs 2% of the monthly rent; the fee is directly deducted from the rent before it is paid out to you.
I have already created a draft, how does it work now?
A draft that is created before the 15th of March involves the old terms with Safe Rental. If you want a rental agreement with the updated terms, you can go to the tab “Leases” from the 15th of March and create a new draft with the tenant. The new rental agreement will then also be visible in the chat och will be on the new terms. If you feel uncertain, you are very welcome to contact our live chat, and we will assist you.
How do I add The Rental Guarantee and The Rental Insurance?
You can easily choose them in the chat with your tenant or when you create a rental agreement, after the 15th of March.
What happens if I create a new listing after the 15th of March?
When you create a new listing, you can choose to add The Rental Guarantee and The Rental Insurance. You will also be able to add these extra services at a later stage, in the chat, or when creating the lease.
What does it cost to publish a listing on Blocket Bostad?
It always costs 199 SEK to publish a listing. It is published until you sign your lease through us or until you remove it yourself.
What happens with my active rental agreement?
Nothing, it will continue just like before.
How does it work if I wish to extend my current lease?
If you extend a current lease, the old terms will apply to the extension as well. If you wish to use the new terms on your extension, you need to create a new rental agreement that starts when the old one ends. In the latter case, it is important to check with the tenant, as he or she will pay a fee every month. Contact us in the chat if you have any questions, and we will help you!
What does it cost for the tenant?
The tenant pays the basic service fee of 1.95%, which is added to the rent and included in the rental invoice the tenant receives each month. This means that you receive the rent every month without any deductions for our basic service.
